In brief
Who cleans dryer vents for condo buildings and HOAs in west Pasco?
Ecovent Dryer Duct New Port Richey cleans dryer vents for condominium associations, apartment communities, HOAs and landlords in New Port Richey and the west Pasco towns around it. Shared housing is common here: the Census counts 28.9% of homes in New Port Richey, 28.5% in Port Richey and 27.7% in New Port Richey East in buildings of two or more units. We plan the work with the manager or the board, and each unit gets the same cleaning as a house, from the dryer connection to the outside, followed by an airflow check.
In a building where units share walls and chases, a clogged vent in one unit puts the neighbors at risk too. Failure to clean is the leading factor in the 2,900 residential clothes-dryer fires the U.S. Fire Administration counts every year, and the vents nobody books are the dangerous ones. Who books it
Who plans a building-wide dryer vent cleaning?
Anyone in charge of dryers that other people use.
Property managers
For apartment communities and managed condominiums, one call covers the property and you get the list of units that need attention.
Condo associations and HOA boards
A building, a street or a section at a time, on a date the board can announce to residents.
Landlords
A handful of rentals in different towns, grouped on one day where the addresses allow, each one cleaned yearly.
Riverfront condominiums
Low-rise condominium buildings like those on the banks of the Pithlachascotee, where several units share walls and a roof.
Manufactured-home communities
These are common in west Pasco. The Census counts 26.5% of homes in Hudson and 16.4% in Holiday as mobile homes, and we book them by section.
Newer HOA neighborhoods
Planned communities like those in Trinity, where most homes date from 2000 or later, scheduled a street at a time.
Building-wide, step by step
How does a whole-property dryer vent cleaning work?
There are four steps. It starts with one phone call and ends with a list for the manager.
One call
The manager or the board tells us how many units there are and how the dryers vent. The quote for the property is free.
A walk-through
We look at the kinds of vent in the building (wall exits, roof exits, shared vents and any common laundry room) and plan the schedule from that.
Each unit in turn
Residents know the date ahead of time. Each vent is brushed and vacuumed from behind the dryer to the outside.
Check and report
Airflow is checked in every unit. The manager gets a list of what was cleaned and which units need a repair or new ductwork.
2,900
residential clothes-dryer fires are reported each year in the U.S. Failure to clean the dryer is the leading factor, behind 34% of them.

Cost
What sets the price of a building-wide cleaning?
The more units in one visit, the lower the cost per unit, since the technicians are already there. Three things decide the total.
Units and dryers
Each unit with a dryer is one vent to clean. A shared laundry room adds business-size dryers on a common vent.
Type of vent
A ground-floor vent out a wall is quick. A vent that climbs several floors to the roof, or a shared one, takes longer.
Access and scheduling
Units that are ready on the day keep the visit short. Return trips for units that were locked add to it.
For the manager
- One contact person and one schedule
- Every unit vent cleaned and its airflow checked
- A list of units needing repair or replacement
- A next date based on what the building showed
Questions
What managers and boards ask first
Can a single owner book just their own unit?
Yes. One condominium or apartment is quoted and cleaned just like a house. A whole-building plan costs less per unit and reaches the vents that owners would never book on their own, which in a shared building are the ones that matter most.
Do you need to get into every unit?
Yes, to reach the connection behind the dryer, where the vent starts and where a crushed hose is often found. The outside end is reached from the wall or the roof. The manager sets the dates and residents are told in advance.
What if a unit vent is damaged?
It goes on the list the manager receives, with what we found, for example a crushed section, a loose joint or a flap that no longer opens. The repair or replacement is quoted separately.
Do you clean the shared laundry room too?
Yes. A laundry room with several dryers on a shared vent is handled as business work, on the same visit or on its own schedule. See commercial dryer vent cleaning.
How often should the building be done?
Once a year for the units, as for any home, and more often for a busy shared laundry room. The first cleaning shows which vents fill fastest, and the plan follows that.
Which communities do you serve?
Condominiums, apartments and HOAs in any of the 16 towns we serve in Pasco, Pinellas and Hillsborough. See the service areas page.
One call for every unit, before the cool months.
Dryer fires peak in fall and winter (U.S. Fire Administration). A building-wide plan reaches the vents no one would book alone.
